Why You Need an EICR in Notting Hill

An Electrical Installation Condition Report (EICR) is a formal inspection of the fixed electrical systems in a property. It checks the wiring, consumer unit, circuits, sockets, and protective devices against BS 7671, the UK standard for electrical installations. The report confirms whether the system is safe for continued use or if any corrective work is needed.

For properties in Notting Hill, this inspection carries particular weight. The W11 area has a high concentration of Victorian and Edwardian conversion flats, many of which have been subdivided from larger houses over several decades. Older wiring routes, shared circuits between flats, and electrical work completed during past refurbishments without proper certification are all common findings during inspections in this area.

A current EICR helps you:

  • Meet the legal requirements of the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
  • Avoid fines of up to £40,000 for non-compliance (increased from £30,000 as of November 2025)
  • Identify faults before they become fire risks or shock hazards
  • Provide evidence of electrical safety to tenants, the Royal Borough of Kensington and Chelsea, or your insurer on request

Outstanding Service from Landlord Building Certificates

I recently used Landlord Building Certificates for a gas safety inspection and EICR certification on my refurbished flat, and I couldn’t be more impressed. Ali arrived promptly, was courteous throughout, and carried out the survey efficiently and professionally. The entire process was smooth, and I received both certificates the very next day — a testament to their speed and reliability.

It’s rare to find a provider who combines punctuality, politeness, and technical competence so seamlessly. I’ll definitely be using their services again in the future and would highly recommend them to any landlord seeking compliant, hassle-free certification.

Punctual and really good value for money (PAT + EICR package). They have sent an e-mail reminder few days before the appointment and were really good at communication via e-mail.
The only small downside is that I tried to contact them via the phone initially, but could not get anyone on the phone even though I tried over several days. However e-mail communication was smooth once I paid for the service over the web site.

I had a fantastic experience with Landlord Building Certificates. The team recently replaced my old system boiler with a new energy-efficient combi boiler, and the results have been excellent. The upgrade not only improved heating efficiency but also freed up space where the old hot water cylinder used to be—creating a brand-new storage area for me.

The engineers were professional, punctual, and left everything clean and tidy. A big thank you to Ali and the team for their outstanding work. If you’re in Northolt or anywhere in London and need boiler upgrades or heating services, I highly recommend Landlord Building Certificates Ltd!

What Your EICR Inspection Covers

Stage 1: Visual and Physical Check

The inspection starts with a thorough look at every accessible part of the fixed electrical installation. This means checking sockets, switches, lighting points, and visible wiring for signs of damage, overheating, deterioration, or poor workmanship. In Notting Hill’s older conversion flats, this stage often reveals wiring modifications from previous refurbishments that were never properly tested or certified.

Stage 2: Dead and Live Circuit Testing

Your electrician then carries out a full series of electrical tests across each circuit. These include insulation resistance, earth fault loop impedance, RCD operation, continuity, and polarity checks. Every result is measured against BS 7671, the 18th Edition Wiring Regulations, to confirm whether the installation is safe and compliant.

Stage 3: Digital Report Within 24 Hours

Once the inspection is complete, we compile your EICR and send it as a PDF by email, usually within 24 hours. The report includes clearly marked observation codes (C1 for danger present, C2 for potentially dangerous, C3 for improvement recommended, and FI for further investigation). If any issues are found, we explain what they mean and provide a quote for the corrective work.

What Happens If Your EICR Is Unsatisfactory?

If your Electrical Installation Condition Report comes back with a Code C1 (danger present), Code C2 (potentially dangerous), or FI (further investigation required), the report will be marked as unsatisfactory. This does not mean the property must be vacated immediately, but it does mean that parts of the electrical system do not currently meet national safety standards.

After the inspection, our electrician will explain the findings clearly. You will understand what specific issues were identified, whether any require urgent attention, and what steps are needed to bring the installation back into compliance.

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must complete any required remedial or investigative work within 28 days of receiving the report, or sooner if the report specifies a shorter timeframe. Once the work is complete, written confirmation must be provided to both the tenant and the local authority if requested.

We provide a fixed-price quote for all corrective work. If you approve the quote, our team can usually carry out the repairs promptly. Once completed, we issue an updated certificate or written confirmation of compliance, typically within one to two working days.
